Background

A renovation to repurpose two vacant office blocks as 280 contemporary apartments, with 5 ground floor commercial units and a residents/commercial gym. Beaumont Court comprises 228 apartments over 10 floors and Richmond House 52 apartments over 7 floors.

This project involved demolition of the original façade and construction of the external envelope, which included rain screen cladding, aluminium windows, fabricated steel extensions and an inverted roof system. Other works consisted of fire protection, all external works and internal fit out and two modern roof terraces.

Our Services

Base Quantum was appointed from the initial stages of the project through to completion. The pre-contract services we provided included:

  • Procurement of over 30 subcontract packages;
  • Negotiation of contract terms and conditions, with the final drafting of orders; and
  • Value engineering to meet the client’s budget.

Our services during the contract included:

  • Undertaking monthly payment applications and valuations;
  • Monitoring project cash flow;
  • Producing monthly cost reports;
  • Providing contract administration;
  • Collaborating with the operations team to deliver the project;
  • Assessing variations; and
  • Variation, claims and dispute management (where applicable).
