Background

This project included the demolition of 2 existing houses to allow the construction of a new 9-unit apartment block. The works involved a secant piled basement and reinforced concrete frame with traditional brickwork external walls and a modern London fit-out.

Phase 1 of the development included enabling works to allow for a future cantilevered 3 floor extension which would extend above the airspace of the neighbourghing building, owned by the same developer.

Our Services

The pre-contract services provided by Base Quantum were:

  • Cost planning the works with feasibility study comparisons for a standard build and a future-proofed frame to allow extension of the build;
  • Preparing consultant appointment for the design team;
  • Tendering the works and final negotiations with the selected contractor; and
  • Compilation of the contract including collateral warranties.

Our post-contract services included:

  • Monthly contractor valuations and funding drawdown applications;
  • Monthly cost reporting;
  • Chairing site meetings;
  • Assessment of variations and contractor notices; and
  • Agreeing the final account with the contractor.
